Choice Properties is seeking to hire a Manager, Development Analytics and Capital. This is an exciting opportunity to join our organization as a key member of the Development team. In this role, you will be responsible for the oversight of large-scale Residential and Mixed-Use developments and partner closely with the Company’s development partners to create enduring value for all stakeholders. The candidate will be a self-starter that possess strong time management skills, a keen attention to detail, and most importantly, be a team player. What you’ll do:
Create and maintain dynamic and complex development proforma and cash flow models for single and multi-phase development projectsCritically evaluate proforma assumptions and conduct relevant market researchPrepare financial analysis, development scenarios, and sensitivity analysis to inform decision making and evaluate development optionsRegularly evaluate market conditions to identify changes that give rise to opportunities to either further maximize returns or mitigate risksReview, critically assess and prepare project cash flows and pro forma financial projections, with an active role in the quarterly budgeting process through the Retool programSummarize forecast information and prepare presentation materials for various internal reporting Proactively monitor project performance by tracking financial, schedule, construction, and leasing progressManage and take ownership of the development portfolio tracker along with its associated materialsReview and evaluate monthly JV partner project reports and provide input into the JV project updates to senior managementEffectively identify risks to the construction schedule and budget, communicate and mitigate issuesPerform budget-to-actual variance analysis for ongoing projects and attain a comprehensive grasp of incurred costs versus estimated costs to complete, ensuring a clear understanding of project financials.Build strong relationships across the Company to effectively understand all development projectsLiaise with Corporate Finance and prepare construction financing packages for lenders which best satisfy Choice’s financing requirementsEngage with Development, Construction, Leasing, and Asset Management to prepare presentation materials for Capital Committee MeetingsAssist in the preparation of Quarterly Business Review materials and any ad-hoc development updatesQualifications:
5+years of relevant real estate development experience working within a development firm or equivalentPost-secondary education/degree in real estate, business/ finance, economics, or related fieldA strong in depth understanding of the full lifecycle of development Proven experience operating and thriving in a fast-paced, dynamic environmentA critical and strategic thinker, with the keen ability to identify risks, opportunities and creatively problem solve to achieve high performance outcomesA strategic and analytically minded professional with excellent quantitative skillsSuperb communication and interpersonal skills with the ability to foster and develop relationships with partners, stakeholders, and colleagues across the organizationAbility to work independently and collaboratively to enact results and achieve desired outcomes.Exhibits Choice Properties’ CORE values and Blue culture to deliver resultsMBA or professional designation such as CFA, CPA, AACI is considered a strong asset
