What You Will Do

  • Ensure high standards of response to tenant request for maintenance services.
  • Prepare weekly maintenance schedules and allocate work.
  • Recruit, supervise, and train maintenance staff.
  • Implement and maintain WoodGreen’s work order system as a key tool for accountability and customer service.
  • Hire and supervise tradesmen during installations, repairs, or maintenance (electricians, plumbers, etc.).
  • Inspect facilities periodically to determine problems and necessary maintenance.
  • Respond to all maintenance requests of tenants and WoodGreen staff.
  • Ensure 24 hours notification, unless in emergency situations.
  • Inspect and maintain building systems (heating, ventilation, etc.).
  • Assist Manager in developing maintenance budget and ensure compliance.
  • Identify and resolve any maintenance issues in a timely manner.
  • Participate in coordination of projects (e.g. renovations).
  • Ensure adherence to quality standards and health and safety regulations.
  • Ensure annual Performance Reviews are conducted and outline strengths, challenges, and further training required for direct team.
  • Ensure move-in and move-out inspections are completed and logged on proper forms, and conduct/designate follow-up cleanings and repairs.
  • Monitor inventory of material and equipment and order supplies and equipment necessary for the upkeep of the building when inventory is low.
  • Obtain quotes, select qualified trades, supervise, and evaluate work performed.
  • Responsible for emergency processes and overnight/weekend response to tenant service requests.
  • Responsible for scheduling maintenance staff, keeping track of work attendance, and coordinating with payroll department.
  • Keep track of vehicles, tools, and other mechanical equipment inventory, along with their required maintenance and ensure they are in good working condition.
  • What You Bring to the Team

  • Related Bachelor’s Degree or College Diploma or training and significant relevant experience in Building Maintenance.
  • Minimum five (5) years of relevant work experience.
  • Proven experience as a Supervisor in a similar role, particularly in a unionized environment.

  • Understanding and experience with budgeting.
  • Excellent planning skills and a good level of understanding of building services blue prints.
  • An eye for detail and commitment to high standard of customer service to clients and service providers/contractors.
  • Computer savvy (including MS Office Suite) and able to implement electronic work order system.
  • Strong knowledge and practice in building services components (e.g. CMRP, plumbing, electrical or HVAC certified) are preferred.
  • Red Cross Standard First AID and CPR/AED – Level C certificate.
  • Valid G Driver’s licence with a clean driving record and access to a personal vehicle.
