Based on its existing development land holdings, itconfidently expects to double the size of its portfolio in the next 5-7 years. To accommodate this growth and to capitalize on the many value creation opportunities in the existing portfolio, Westcorp wishes to hire a very capable Senior Property Manager for the Residential division. The Senior Property Manager will provide comprehensive operational management services in accordance with the Westcorp vision, project controls, and approved business plans.The successful candidate will be responsible for the supervision and administration ofall the day-to-day services and strategies for the residential components of our flagship property at College Plaza, as well as the Galen Lofts. Windsor Park Plaza and Windsor Park Lofts are comprised of 750 rental units, and Galen Lofts, 35 furnished suites. This role would oversee leasing, building maintenance and operations, tenant experience, stakeholder relations, budget control and capital project management for this uniquely busy, high-energy property. Candidates should have broad real estate property management experience, preferably in a reasonably sophisticated environment. We need an individual who thinks strategically and creatively and can exercise good judgment to identify and evaluate value creation opportunities. It will be vital to have strong leadership skills and flourish in a team-based culture overseeing 20+ members. This candidate will be exceptionally skilled in leasing and can create and manage an elite leasing team. This person must have excellent client relationship building skills with a strong focus on exemplary customer service. With its financial strength, track record, and aggressive growth plans, Westcorp offersanattractivecompensationpackageand anenvironment to develop a long-term real estate career.Relocationassistance to Edmonton can be available if applicable.Ensure the property is well maintained and managed in accordancewithWestcorp standards and guidelines.Foster good resident relations and implement approved programsfollowingbudget guidelines.Execute the community’s business operations within the approved budget and owners’ goals and objectives.Practice excellent resident relations to ensure concerns and complaints are dealt with in a timely, professional manner to ensure long-term tenancies.Supervise,coordinateand coachallcommunity staff team members.Oversee and train ahighly-skilledleasing team.Recruit, coach, and train community team members.Conduct regular site inspections/building audits at the property.Oversee and approve application and leasing processes.Ensure all requiredmarket-ready related responsibilitiesare carried outcorrectly andon timefor turnovers.Complete and approve security deposit statements and charges upon move out.Ensure maintenance contracts are in place as required and supervise all maintenance, repairs,contractsand work in a timely and cost-effective manner.Approvepurchase orders and invoices in Payscan.Prepareweekly,monthly management/client reporting.Prepare,implementand monitor property operating budgets and actively participate in prudent operating expense reduction programs.Diligently oversee the collection of resident arrears; assist the Community Administrator with collections,reconciliationsand adjustments.Schedule and facilitate regularly scheduled staff meetings.Prepareand deliveremployee evaluations and reviews.Ensure compliance with the Residential Tenancies Act in all procedures.Ensure local, provincial, & federal laws and regulations are being observedinthe community.Ensure comprehension and compliance with all Westcorp Playbook policies by team members.Positively embrace Westcorp Corporate Values.Perform other duties as assigned by theDirector of Property Management, Residential.A minimumoffive to seven years in Property Management is requiredAt leastthreeyearsmanaginga property of no less than 500 units, as well as a team of 20+ team members,isrequiredProperty Management Licensewith RECAis a requirementA provenability to provideexceptionalleadership, motivation and develop staffto achieveresultsRelated Post-Secondary Education and/or CPM®, ARM®, preferred.Knowledge of the Residential Tenancies Act is requiredProficient accounting knowledge is required,along with a basicunderstandingof buildingsystemsHighly proficient in a variety of computer software packages.
