Do you have at least 10 years’ experience as a Project Manger in Residential Construction? Do you have solid hands on working knowledge of the Ontario Building Code? Our Client is looking for an experienced Project Manager to join their growing team! The ideal candidate is someone who is personable, self starter, and able to lead and mentor a team of employees on Residential Construction Projects. The successful candidate will be responsible for the following: Lead and Direct Review all project plans and specifications to maximize schedule and cost savings measures Preparation of the project schedule Expedite all shop drawings and approvals Monitor and maintain the project schedule on a weekly basis Raise and discuss relevant issues at job site meetings (Risk forecasting) Negotiate terms of agreements, draft contracts and obtain permits and licenses Inform the consultant/client of any errors, discrepancies or omissions contained within the design drawings and specifications Expedite all CCN & CO (change order) costs. Maintain current CO logs Monitor site safety and ensure that the requirements of the Occupational Health & Safety Act & the CSL COR (Certificate of Recognition) program are enforced Ensure completion of and track all independent testing and inspections as required Issue monthly progress draws and invoicing to the consultant and client, including final holdbacks Maintain and enforce good construction standards and quality control Control and monitor material, subcontractor and equipment expenses Ensure that as-built drawings are prepared on an ongoing basis by all trades during the construction period and issue final close-outs to consultant/client accordingly Ensure all required municipal inspections are performed Prepare and expedite project deficiency lists Facilitate communication between subcontractors, suppliers, co-workers and clients Hire relevant project resources Maintain Project documentation and records both physically and virtually
