Our client is a residential developer who builds communities across the GTA, they are currently looking for an experienced Project Manager with part 3 experience – wood frame/concrete garage. The Project Manager is responsible for planning, developing, coordinating and managing the overall budget and schedule for mid and low rise developments in conjunction with all required standards, codes and specifications. What you’ll be responsible for day to day: Construction Manages the construction schedule and budget for each project; Coordinates all administrative aspects of the production department including managing trade partners workload, plan revisions, occupancy date changes, site changes, etc; Works with and acts as a liaison between assigned construction sites and various head office departments (architects and design centre consultants) and ensures all activities meet scheduled deadlines; Ensures all activities are completed on schedule including obtaining architectural plans (grading plans), services are supplied (hydro, gas, water, phone), colour sheets, on-site equipment and supplies ordered and building permits obtained; Reviews plan designs and specifications as required; Conducts periodic on-site inspections to ensure construction activities are meeting standards and schedule, and provides recommendations for improvements when required; Approves and processes all invoices for customer extras and investigates discrepancies; Assists in the preparation and analysis of construction tenders by providing feedback on performance, architectural specifications, etc; Attends head office and on-site meetings as required and keeps staff informed of changes; Manages the condo common element process to ensure deficiencies are corrected within schedule; Tracks and coordinates all City inspections are completed and passed; Orders and approves IT resources and software for site offices and model homes. Financial Accountability Maintains all budget projects and commitments; Continuously pursues cost effective alternatives to improve financial performance in all areas. Management and Leadership Supervises, trains and monitors performance of direct reports; Builds, manages, and maintains a high performance team through effective talent recruitment, coaching, and development; Sets high standards, establishes accountabilities and measures performance Assists site superintendent to ensure all staff and trades partners abide by Ministry of Ontario Labour regulations and Health & Safety Policies. Technical competencies: Education:Post Secondary Education either University Degree (i.e. Engineering degree) or College Diploma (Construction Management Program) Experience:A minimum of five years of relevant work experience in the construction industry. Skills, Knowledge and Abilities: Microsoft Office (Word, Excel PowerPoint, Outlook & Project) Knowledge and/or experience with SAP is an asset Communication skills (listening, verbal and written) Planning skills Adaptability & flexibility Problem solving Work well under stress Conflict resolution skills Time management Attention to detail Team player Organizational skills
