Job Description

Our client is looking for a Building Systems Manager for the HVAC industry in the GTA. Reporting to the CEO, you will oversee all project building systems installations, with overall management responsibility of building systems trade contractors, consultants, and owner requirements.

Responsibilities:

 

In this role you will contribute to our team by:

 

  • Taking a management role and helping us build up our team
  • Reviewing building system trades progress for compliance with drawings, specifications, quality, schedule, and constructability.
  • Identifying risks and opportunities and communicating to the project team.
  • Processing critical building systems submittals, coordination documents, and reports.
  • Providing input on schedule development and implementation to the project team as they pertain to the execution of building systems.
  • Reviewing and understanding prime contract and building systems subcontract details.
  • Assisting with writing project-specific scopes for building systems trades for inclusion in the subcontract.
  • Assisting with providing direction to the project teams, consultants, and trade contractors through the design-build production.
  • Providing technical support to project teams on building code, design of temporary systems, quality standards, etc.
  • Liaising with utility providers to provide services to project as per project schedule.
  • Monitoring the building systems trades activity and enforcing the preapproved trade contractor quality-management programs.
  • Ensuring that development of the commissioning plan is in accordance with project schedule and contract requirements.
  • Ensuring that the building systems closeout process is in place.
  • Staying current with industry practices and seeking new and innovative building systems methods and processes.
  • Effectively communicating with internal and external stakeholders to resolve issues.
  • Assisting with recommendations to the project site staff regarding project-specific improvements that may impact building systems.

 

Requirements:

  • 7 years of progressive experience in mechanical/electrical construction.
  • Understanding of key building systems, including security, fire alarm, heating, ventilation, and air conditioning (HVAC), building automation systems.
  • (BAS) and information, communication, automation, and technology (ICAT).
  • Ability to facilitate the coordination of mechanical, electrical, architectural, civil, and structural drawings and specifications.
  • Knowledge of construction law and ability to apply building codes, as required.
  • Understanding of different types of contract delivery methods.
  • Understanding of building envelope/enclosure/air vapor barriers.
  • Understanding of vertical and horizontal (elevator and escalator) installations and technology.
  • Intermediate knowledge of architectural and other trade scopes and how they interface with mechanical and electrical systems, installation procedures and schedule.
  • Working knowledge of construction scheduling and the impacts to sequencing, with the ability to track mechanical and electrical progress.
  • Ability to lead (BIM) coordination meetings.
  • Experience with the identification of installation priorities to trade contractors and preparation of schedules (including start-up, commissioning and closeout).
  • Ability to direct and enforce installation priorities to trades as per the schedule.
  • Ability to manage and lead the start-up commissioning process.
  • Understanding of subcontractor default insurance (SDI) and bonding.
  • Ability to manage contractual obligations and responsibilities related to building systems.
  • Uses effective verbal and written communication skills with internal and external stakeholders.
  • Ability to present solutions.
  • Demonstrated flexibility and ability to work in a fast-paced environment.
  • Planning, organizational, and time management skills with the ability to multitask, prioritize tasks with conflicting deadlines, and delegate tasks.
  • Ability to establish and maintain effective relationships with key stakeholders and decision makers.
  • Ability to quickly adapt and become proficient with new software.
