This position will report to the Operations Manager and the Property Manager. Responsibilities include, but are not limited to:Ensures proper operation and mechanical condition of all HVAC and MEP systems within the area of responsibilityTrains all assigned personnel in operation and maintenance procedures involved within the complex. Assures compliance to Hines standardsProvides support to Operations Manager to ensure compliance with all governmental, City, Provincial, and Federal codes, laws and regulationsMaintains excellent tenant relations through prompt, courteous response to tenant requestsPurchases supplies and services required within the area of responsibility and approved budget guidelinesSupervises and performs general maintenance and operation of the property which includes, but not limited to:HVACElectricalPlumbingOversees the administration of necessary inventory control programs and systems to ensure accurate and timely records of its dispositionSupervises, supports and guides operation and maintenance personnel assigned to the propertyMaintains an effective operation and maintenance program within the area of responsibilityParticipates in the preparation of annual budgets, and overseeing daily account activitiesSupervises a productive, preventative maintenance and repair program with accurate, up-to-date recordsDevelops and maintains positive tenant relations through prompt, courteous response to tenant requestsMaintains professional appearance and manner at all timesPrepares business letters, exposition, summaries and reportsMaintains calm demeanor in emergency situationsActs as a team member with all Hines staffComplies with all Hines policies and proceduresMinimum Requirements include:High school diploma or equivalent from an accredited institution; Associatesdegree preferredSix or more years experience in HVACStrong supervisory and decision-making skillsIntermediate knowledgeof Microsoft Office; proven CMMS skillsExcellent written and verbal communicationStrong customer service orientation and the ability to professionally respondto tenant requestsProven ability to plan, organize, prioritize, delegate and implementAbility to work under pressure within deadlines and changing prioritiesHines is a privately owned global real estate investment firm founded in 1957 with a presence in 205 cities in 24 countries.
